You have complete discretion over how many of our services you choose to utilise. You simply need to utilise the services you want, whether you only want to use our referencing services, buy a safety certificate, or have us set up the tenancy using our tenancy services.
Landlords who locate tenants through Kunda House listings are not required to employ tenancy services to form the tenancy; they are free to set up the tenancy in any way they see fit.
So if all you want to do is introduce yourself to new renters, that’s OK. You may utilise Kunda House listing while still having access to any of our other services, including as references, guarantee rent, inventories, safety certifications, and more.
Before tenants can move in, most landlords need a deposit. They may be able to keep all or a portion of it if the tenants:
- Leave the home owing rent,
- Cause damage to the property,
- Fail to pay their bills
Upon successful contract signing, the holding deposit is applied to the first month’s rent.
The holding deposit is returned to the tenants if the tenants fail references and cannot find suitable guarantors, or if the landlord is unhappy with the tenants. If the tenants decide they don’t want the property any longer, the landlord can use the holding deposit to cover the costs of taking it off the market.
This allows us to receive more property searches every month, giving you the best opportunity of finding your right renter. You will not be allowed to list as a landlord unless you use a registered agency.
Keep in mind that when you first list your property, it will appear as new on property portals, and all tenants with search alerts will only be notified once (when you first list). We suggest listing the property four weeks before it becomes empty.
The landlord is required to pay for references under the Tenant Fees Act (2019). It is currently unlawful to charge renters for references.
